Campus Sanpaolo has been the University Residence of the City of Turin since 2015, designed to offer students, teachers, and researchers a modern, sustainable, safe, and high-quality environment at affordable prices.
Built on an area of approximately 8,000 square meters, the facility offers 536 beds. It is part of the broader “Turin University City” plan promoted by the current local administration and represents, to date, the main intervention in terms of the number of housing units.
The Campus, developed by Fabbrica SGR and Cassa Depositi e Prestiti SGR through the ERASMO Fund—with the social security agency INPS as a key financial partner—was designed as two building structures of 7 and 4 floors above ground. It features an “L-shaped” configuration set back from the line of Via Caraglio, with the goal of creating a “courtyard” open to the City.
The residence offers a well-balanced mix of housing types, for a total of 536 beds divided into single and double rooms and apartments consisting of 1 or 2 rooms, in addition to 47 guest rooms: each accommodation is provided furnished and equipped with private bathrooms and Wi-Fi connection. All apartments are equipped with a kitchenette, while for the rooms, common kitchens located on the 4th, 5th, and 6th floors are available to students, as well as a large common kitchen overlooking the Campus’s internal plaza.
Following the example of the best international models, Campus Sanpaolo offers a mix of housing solutions and services including: study rooms, common areas, internet points, Wi-Fi connection, print center, bar, gym, coin-operated laundry, parking, bike sharing, and 24/7 security.
The facility was built according to standards of excellence in safety, accessibility, environmental impact reduction, and energy saving. The design of a high-performance building envelope, combined with careful planning of technical systems using photovoltaic and geothermal systems, allows the building to achieve Energy Class A.
The Campus is managed by Sharing Srl, a young company promoted by D.O.C. s.c.s., which already manages Italy’s first temporary housing project in Turin at Via Ivrea 24 (470 beds) — SHARING | TORINO — and is developing new models for university residences. The manager applies private contract schemes with affordable rent rates, in compliance with the maximum tariffs indicated in the call for tenders issued by the City Council.

Sharing Condividere Idee e Abitazioni is the management company of Campus Sanpaolo.
Our organization, promoted by the D.O.C. Cooperative in Turin, was established as an operator in 2011 to develop and manage innovative temporary and residential social housing projects. Our goal is to create new housing models and solutions that contribute to improving the socio-economic fabric of the local area and the society in which the project operates.
The planning, organization, and management activities include the implementation and coordination of promotion and social utility services connected to the operation of permanent or temporary Social Housing facilities. The sectors involved are cultural, educational, and recreational, in addition to the promotion and coordination of local services selected after careful and qualified analysis.
Since 2011, we have been the managers of SHARING | TORINO, a social housing project of international significance. Within the metropolitan context of Turin, it offers services to support rental needs through affordable apartments aimed at the “grey area” of the population, city users, and tourists.
Fondo Erasmo
Erasmo Fund is the first real estate fund dedicated to the temporary student housing sector, 60% subscribed by the FIA (Fondo Investimenti per l’Abitare managed by CDP Investimenti SGR) and 40% by the Aristotele Fund (managed by Fabrica and fully subscribed by INPS).
The Erasmo Fund, which is developing a three-year intervention plan worth 160 million euros in Italy’s main university cities, has two other initiatives in its portfolio: one already operational in Bologna and another soon to be launched in Venice, for a total of approximately 850 beds.
Fabrica Immobiliare
Fabrica Immobiliare is an Asset Management Company (SGR) dedicated to the establishment and management of real estate funds, operational since 2005 and held by the Caltagirone Group and the Monte dei Paschi di Siena Group. As one of the main Italian players, Fabrica currently manages 13 funds with total assets of approximately 3.7 billion euros.
In the field of socially responsible investment, in addition to Erasmo and Aristotele, Fabrica also manages the Esperia Fund, the only social housing fund dedicated to addressing housing hardship in the regions of Southern Italy, promoted and fully subscribed by the FIA – Fondo Investimenti per l’Abitare of CDP Investimenti SGR.
